本地大型地產商的業績,一般都會不錯,但[老三]的風頭常被新地(016)及長實(1113)搶去,以致估值被低估,幸近來識貨之人多了,估值才追回不少失地。
恆基地產最大的憧憬,則是將所持有的煤氣(003)送與股東,這樣可大大釋放出恆地的潛在價值,而大股東的控制權也絕不會受到影響*,保守如九倉系吳家也玩財技,四叔照做也不是全無可能。
而且恆地是舊樓重建專家兼農地王,土地成本必然較投地便宜得多,單這點已值看高一缐。
現價40.8元 市盈率5.9倍 股息率3.81% 市值1796億元。
*若真的分拆,四叔可直接持有>30%煤氣股權,控制權仍牢不可破。

After receiving that, and if its market price is stable, you may be rewarded.
And as time goes by, you may find out that it also give you "reasonable returns".
If luckily its major shareholder suggests to privatize it @>HK$4.80 , ...

For local "listed" licensed banks, I think 626.HK is the most likely one to be pivatized.
刪除2356.HK is to be sold in open market, everyone knows.
1111.HK was only be owned by Guangzhou government 3 years ago.
023.HK was to be argued by those few major shareholders.
011.HK was too expensive for HSBC or sold in open market.
