而近來亦聽到友人的業主不加租,叧一個更特別,一次過付租一年九折優待,我問他怕吾怕業主經濟出問題,他說已住了近三個月,若業主出事,弄起法律程序來租約都滿了。法律我是門外漢,不便多言。
大市雖然反彈不少,但恆指成份股平均PE仍僅11.64倍;Yield 3.08%。況且除藍籌股外,還有多隻高息股值得購入,這包括越秀系一門雙傑405及1052。匯控(005)*、大眾金融(626)、AEON(900)、遠東發展(035)、大快活(052)、匯賢(87001)**。當然若經濟吾好,上述企業也可能減派股息,但相信也會有個度,使坐貨者有息可收。
其實有錢都不還清樓按,用來買實力股套息差也冇壞,除了稅貸外,樓按的利息最低,但最重要是量力而為及高度關注現金流。
*匯控(005)也屬藍籌股。**匯賢(87001)要用人民幣交易。
是的, 但要小心借來的錢在其他投資損手, 會被左右兩巴

刪除I bought 086.HK @HK$3.65 few days ago.
But it doesn't matter whether an investor bought it at HK$3.60, HK$3.70 or HK$3.80 because I have considered the followings:-
1. Comparing the 1 year share price chart of 086.HK with its parent company 056.HK and grandparent company 373.HK, I discover that 086.HK is too much falling behind.
2. In view of 086.HK's 6-months results announced, I think we should not be so "afraid of" its full year results! (Though I guess it will not be with flying colours ... because global stocks markets in 2nd half year of 2018 are overall not so good.)
3. Its dividends paid-out history gives me the confidence of holding it, with 7%p.a. dividend yield.
4. It has quite low PB.
In conclusion, I think 086.HK is undervalued now.

I am holding a stocks portfolio for long run dividends income, but subject to "stocks switching" when necessary.
I only recommend stocks of my investment portfolio because I have confidence in them. This makes me only recommending a few stocks.

626本來想$3上車買5萬股試上車、遲疑了幾天巳升上$3.2就放棄了上車之念~~~~
負資產都係心理壓力多於實際效果。供完至少有得收租或自住,其實問題不大。
回覆刪除怕的是份工的穩定性,因好多低首期者是銀行本身員工,一旦被栽員可能就要付清賃款,負資產難轉按。
