買入赿秀地產

內房正處多事之秋 本不欲沾手 但赿秀地產(123)現價實在太吸引 忍不住買了一萬股。現價6.92元 巿盈率4.2倍 市賬率0.41倍 股息率8.6% 市值214億元。財政健康 出售商厦給聯營越秀房託(405)後 淨負債率降至40.5% 與同業比較優勢明顯 市企背景確比一般民企給投資者多點信心 集团作風王道 派息慷慨......°

  1. 我對呢隻股相當糾結, 除淨前已分段買入, 由7.96買起, 再分多左3注低級 (共4萬股), 目的係為左長線收息, 現全部坐艇中, 糾結在於123股息逐年上升但股價一浪低於一浪, 明知現價異常吸引但都未敢再加注. :(

    I think investors had to read the relevant Aug & Sep 2021 sales data of these listed China Developers Companies before making the buy/hold decisions.

    Besides, it seem that China Government just wants 3333.HK using its "own methods" to survive.

    Without doubt, 3333.HK have to sell its properties at very attractive/low prices in order to get cash,... which in turn making other China Property Developers to follow/sell at low prices!

    I think their 2021's 2nd half year profits would be terrible!

    What's more, they are now very difficult to raise money by issuing bonds. I guess many of them may cut(pay less) 2021 final dividends.

      1. For some years, 3333.HK was the selling properties dragon head among China Property Developers Cos.

      2. Imagine if any one of 012.HK/016.HK/1113.HK is now selling HK apartments at 20~30 discounts compare with other developers, will you buy other developers' apartments which are without discounts ?

      The most problem is that the whole China Property Market has no prospects under China Government's harsh control, ... and everyone knows this fact.

      Anyway, share prices are often unpredictable, so good luck to you!
