超值的希慎興業

希慎興業(0014)擁有香港黃金地段銅鑼灣區大量商廈群, 質素同樣不用多說, Nav高達$71.12, 較市價折讓57.6%, 總負債/總資產比率10.8%, 往績派息率44%, 與Reits相比大有增派的空間, 以往績計現價當然同係超值, 問題又係香港要捱多久才能走出困景.
現價30.2元 市盈率5.23倍 股息率4.76% 市值315.2億元

    Good morning.

    014.HK's dividend pay-out <25% for 2018 is low because net profit included property revaluation surplus which was unrealised profit.

    778.HK's dividend pay-out for year 2018 was just 16.45%.

    Just sharing.

    1. Btw, 878.HK's NAV at 31Dec2018 was also > HK$70, and share price is now less than HK$10 !!

      878.HK's principal properties are also in Causeway Bay.

      Seems 878.HK is much "cheaper" than 014.HK.
