買產業信託 其中一個優點係派息有保障 法例規定不能派少過可分派的資金額90%; 這可避免一些無良管理層賺到$卻不派息 但因此產業信託會缺乏累積盈利再投資 或在困難時期能維持派息額的能力.
理論上 因有保留盈利滾存 物業投資股的盈利增長 應較產業信託基金為佳 若它又有高的股息率 投資價值就更高 講的係希慎興業(014) 除派高息外 每股資產淨值70.7元 據網友student提醒 公司近日曾以每股約24元 回購了20萬股 看來太輕手了 希望會陸續有來 集團財務相當健康 淨債務/股東權益僅3.94% 而融資成本約3.1% 不用來回購股份實在有點對不起股東. 而貴為銅鑼灣第一大地主 整間公司市值竟不夠買半幢中環中心 實在太被低估了.
現價24.1元 市盈率5.2倍 股息率5.97% 市值251.1億元.

回覆刪除About 811.HK(=601811.SH), I see the broker 80xx(Citic) is always willing to sell, while another broker 85xx(HSBC) is always willing to buy ..... very interesting!
P.S. If same as last year, 811.HK & 2666.HK shall announce their 9-months unaudited results at end of this month.

刪除I think this year it can still pay "no less than" last year's annual dividends(@HK$1.44/share) and exercises "share buybacks" at same time without difficulty.
