陽光房產(435)半年收入減少8.6%; 純物業收入淨額減少7.6%; 可分派資金減少5.8%; 中期息每股分派0.125元減少5.3%; 派息比率94.7%; 物業重估值185.5億元或每股8.62元 相對現價3.82元 折讓55.7%; 而資產負債比率為22.4%; 頗為健康.
置富房產(778)上年度全年收入減少5.9%; 純物業收入淨額減少7.1%; 可分派資金減少7.2%; 每股分派0.4716元減少8%; 派息比率95%; 物業重估值390.7億元或每股14.82元 相對現價7元 折讓53.8%; 而資產負債比率為22.4%; 剛巧與陽光相約 同屬健康水平. 而若以現價7元計 股息率為6.73%.

刪除At 30Dec2020, 435.HK's office occupancy rate was only 90.1% comparing with 30Jun2020: 95.6%. In particular, the most two biggest income office buildings: Sunlight Tower & Strand 50 only had 87.2~88.8%. I am feeling uncomfortable about 435.HK.
回覆刪除Among REITS, I prefer 778.HK more than 435.HK.
Btw, I think 014.HK(although not a REIT) is more guaranteed in paying at least same dividends as previous year. Its dividend payout % has room for growth.
