新世界發展中期息維持0.56元 半年收入355.7億元 升9.6%. 基礎溢利37.1億元 跌5%. 集團主業房地產: 賣摟收入127.9億元 租金收入23.1億元. 中港土儲尚算充足. 而副業雖然主要是透過附屬新創建(佔60.86%)去營運 但間接仍佔大份 其涉及太多行業 甚為複雜 較難評估.
財務情況: 持有550億元現金儲備及470億元銀行信貸額 加上集團業務現金流強勁 未來發展不缺資金問題 淨負債比率40.6% 仍算合理. 看其融資平均成本只有2.93% 就知集團信貸評級頗佳. 但集團甚喜供股集資 雖有助集團發展 又比批股更為公道 但若過密 亦會有損集團形象.
現價39.45元 市盈率91.7倍 股息率5.17% 市值1001億元.

Did you think that is a good news for shareholder?
刪除I mentioned, " ... shareholders should be happy to see that it declares more dividends than expected." In monday morning its market price will most likely be raised up by a certain percentage.
