新鴻基地產(016)年度賣樓收入413.13億元,應再次蟬聯香港賣樓王寶座,售樓溢利186.97億元,盈利率45.2%,超好賺。租金收入250.77億元,溢利196.78億元,收租王都做埋,加上土地儲備亦係除特政府外,最大的持份者,新地確是名符其實的本港地產一哥。集團基礎溢利323.98億元,全年派息增6.5%至4.95元(中期1.25元、末期3.7元),財務依然相當穩健,淨債項/股東權益僅12.9%。
新地在管理水平、資產質素、財政狀況.....等都無甚可挑剔的地方,總之你若仍對香港的未來有信心,現價已相當合理。
現價116.9元 市盈率7.52倍 股息率4.23% 市值3387億元

HK4.95/(HK$118.70 - HK$3.70) x 100%
= 4.30%p.a.
As a "dragon head" of local properties-related companies, I am still prepared to hold 016.HK as long run investment.

刪除16作收息可以,但增值不成,過去十年股價上上落落冇升過,依家個價同2009年底冇分別,大幅跑輸恆指

刪除016.HK paid yearly dividends HK$2.50/share in y.e.30Jun2009. But this 2018/19 pays HK$4.95/share.
刪除Its EPS is much higher as well.
But why is 016.HK not so welcomed by investors? ... I think different investors may have different explanations.
The most important for me is sleep well at nights.

它是好股,但時勢不就。
刪除2019 年無咁好彩了, 基數太大, 雖然仲加派息的確係強心針
刪除剛有空置稅。
刪除等S100等極到唔到!今日見新地公布增派息股價不升反跌, $115.50買了一手收息!
